Developed on the site of the former „Ventilatorul” industrial platform, on an impressive area of over 5.5 hectares, One Cotroceni Park is the largest urban regeneration project in central Bucharest. This multifunctional development, with more than 250,000 sqm of office, residential and commercial space, offers around 850 luxury apartments with various views of the Cotroceni Palace, Danny Huwe Square, Boulevard Progresului and its post-industrial green area. 
The project envisages a holistic Live/Work/Play approach, harmoniously combining residential, office and commercial functions. Thus, One Cotroceni Park is composed of One Cotroceni Park Office, an office development of over 115 000 sqm completed in 2023, a large residential area and public commercial spaces, currently under construction, which will provide access to a wide range of services such as cafes, food and leisure. 
The generously sized open floor plans offer functional flexibility to new co-working, co-sharing or individual office typologies. The space is approached dually: classic business park levels and unconventional spaces with private rooftop garden terraces. The amount of outdoor areas for working, socialising and recreation, green or covered, varies between 10 and 20% of a level's surface area. The technological innovation of the facades integrates complex fire protection and energy performance features. The chromatics of the materials make OCP a chameleonic harmony. The particularity breaks the typology. The innovation lies in reversing the temptation to focus on the corner of the building. Here, the lower height creates terraces with rich vegetation that stretch between two major traffic arteries. The extrusion of volume articulates the object. It offers the advantage of natural lighting in depth and presents different perspectives towards the Cotroceni Palace, the former Răzoare intersection, now Danny Huwe Square.
