As Bucharest has become increasingly dense, Herăstrău Park has become overcrowded. Our One Floreasca Vista project, a 5-storey residential development with lofts at the last floor, finalised in 2023, is located in one such dysfunctional area, Zăgazului Street - an undersized, dead-end two-way road, oriented towards the lakeshore. OFV we consider to be an urban regeneration project in that it brings coherence, order and harmony to this dysfunctional area.
OFV is primarily ADAPTIVE, thus fitting in with the very current theme of regeneration. The difficulties of integration were multiple: they start from the existing density, to which are added the complexity of joining two plots of land, the slope of the land with differences in level of 4 and 5 m and in addition the building restrictions imposed by the underground metro route. The adaptive character comes from solving all these difficulties in siting the building. On the other hand, the project benefits from the opportunities found in the possible orientation towards Lake Herăstrău, which is less than 100m away, and from the pedestrian link with One Herăstrău Park, the neighbouring building to the west. Thus, the concept proposes a comprehensive approach and looks beyond the boundaries of the property.
The volume of the OFV is composed of three determinant orientations, (1) the street of Zăgazului to which it is aligned, (2) the lake towards which the most generous dwellings are oriented (3) the orientation determined by the underground metro route.
The ability of good architecture is to turn problems into benefits: we have created a triangular courtyard-atrium, with a valuable semi-private character, with a pedestrian route to the neighbouring building, with direct access to the main Nicolae Caramfil street. 
ADAPTIVE is also the configuration of the apartments. OFV is a boutique project in which almost all apartments are unique, customized according to the slope of the land, resulting in lofts with an interesting opening to their own gardens. Depending on the orientation and floor, high-quality apartments have wide views of the lake, above the level of the neighbouring building. Custom are also the plans of the apartments designed according to the buyers' needs. Lofts on the top floors have access to the building's terrace, private leisure area and private pool.
Synergistic diversity is constantly pursued along the route between the public street space to the familiarity of the apartments, starting with the two-level entrance lobby, the first floor interior balcony to the lobby, and continuing with horizontal circulation energized by openings to the triangular atrium.
All X Architecture projects benefit from multidisciplinary teams. In this case, OFV had the interior design signed by Lemon Interior Design, the façade concept by Bueso-Inchausti & Rein Arquitectos and the vertical systematization Urban Trafic. However, the technical design of the facades is in-house, finalised by the X Architecture’s facades department.
